APEX in Tanda Casa: definition and context 2026

APEX (Aportación Previa Extraordinaria — Extraordinary Prior Contribution) is the equivalent of a down payment in the Tanda Casa real-estate self-financing system. It is added upfront and reduces the financed amount, which lowers your monthly payment and accelerates your adjudication (delivery of the property).

How APEX works

APEX is money you contribute to the common fund before or in addition to your monthly payments. Each peso of APEX:

Important: months are counted from the date you complete APEX, not from contract signing. If you pay 40% APEX in month 1, you receive the property in month 7. If you pay it in month 8, you receive it in month 14.

Effective APEX = initial APEX + annual contributions

Effective APEX is not just what you contribute upfront. Optional annual contributions (1% of property value, paid each December, up to 15 times) add to your effective APEX. Example: 20% initial + 15% accumulated annuals = 35% effective APEX, financed amount drops to 65% of property value.

Example: for a $1,000,000 property at 20% APEX, you deposit $200,000 upfront and finance $800,000.
