Adjudication in Tanda Casa: definition and context 2026

Adjudication is the moment when Tanda Casa releases the funds to buy (or build/remodel) your property. The timing depends on your effective APEX: 6 months at 40%, 12 months at 30%, 18 months at 20% (Promotional minimum), 24 months at 15%, or by scoring (~month 72) without APEX.

What happens during adjudication

Adjudication is the event that triggers the release of group funds for your purchase. At that moment:

  1. You select the property (purchase, construction or remodel) within the following 90 days.
  2. A Mexican notary public executes the title transfer to your name with mortgage guarantee in favor of Planea Tu Bien.
  3. Tanda Casa releases the funds to the seller (in purchase), contractor (in construction) or to you (in remodel with receipts).
  4. You continue paying your monthly contributions until month 180 (15 years).

Maturation period (important)

Months are NOT counted from contract signing — they are counted from the date you complete the required APEX. This is a regulatory maturation period that allows the group to accumulate collective funds sufficient to fulfill scheduled adjudications.

Adjudication procedures

Per the contract registered with PROFECO, adjudications occur on the third Thursday of each month at 9:00 AM before a notary public (fedatario). Types:

What about foreigners and the restricted zone?

If the property is located in the restricted zone (within 100 km from any border or 50 km from any coastline), foreign buyers must hold the property through a bank trust (fideicomiso), not direct title. Outside the restricted zone, foreigners can hold direct title like Mexicans. Tanda Casa coordinates the trust structure with the notary at adjudication.
